The integration of environmentally sustainable design (ESD) principles have influenced the disposition of residences on the site to provide a network of culs de sac, lineal parks which run north/south and allow each home to have excellent sun penetration, large private open spaces and view corridors. ESD principles are integrated into the overall architectural and landscape site planning.
Integrated housing and environmental design ensure the medium-density lots of 300 m2 to 350 m2 are generous and equal to standard sub-division lot sizes in the public realm. Streets are transformed into linear parks with a single footpath and swale in areas; roadway is minimised; underground services are consolidated; traffic speeds reduced. The scheme includes: food producing trees in gardens, street furniture and children's play area, informal bush paths in native bushland, plot gardens, chook pen and recycled organics.
In contrast, traditional sub-divisions with standard house plans on smaller lots of less than 350sqm tend to have: poor solar orientation, lack passive solar control, awkward shaped lots, orientations which lack consideration of all year solar aspect to all habitable rooms.
